They went on to play a major role in Kenya’s modern architectural heritage. Amyas had been part of a young group of modernist architects in the UK where he had set up his first practice in 1929 and then in 1933 formed the respected practice of Connell, Ward and Lucas. He then came to East Africa in 1946 where he designed the Kenyan Parliament in Nairobi, an icon of modern architecture and the Aga Khan Hospital for which he gained an RIBA Gold Medal. Graham was a founder member of the Architectural Association of Kenya (AAK) and in the 1970s designed with great innovation the first safari lodges that included the Ark, Keekorok and Samburu Lodges.
Timothy Vaulkhard first came to Kenya from the UK in 1969, as a volunteer with VSO (Voluntary Services Overseas). Soon after, he joined Braz Menezes as a young architect working on the planning of the Buru-Buru Estate. He joined TRIAD Nairobi in 1973, and quickly rose to become a lead associate architect, then Director in 1976. He played a significant role in TRIAD’s office administration as well as in many key projects spanning the breath of TRIAD’s work over 40 years in Kenya and the region. Timothy retired in 2013, but remains a consultant to the practice.
Daniel Mutiso, joined TRIAD straight out of architecture school, University of Nairobi, in 1976 on recruitment by David Bristow. He went on to become TRIAD’s first African partner and played a significant role in Triad’s growth by securing many projects for the firm during the push to Africanize the industry by the newly independent Kenya government. He was the prime contact and partner in charge for many key projects like Corner House and Times Tower, both significant buildings on Nairobi’s skyline. Daniel retired from the practice in the year 2000.
Growth of TRIAD Nairobi
David Bristow, and a group of partners who included Amyas’ son James, merged their small architectural firms in the UK to form an associated office, TRIAD London. David first came to Kenya in 1975 as part of the TRIAD London team working on the Diani Tourism Project. Soon after that he was invited to take up the role of Director in charge of TRIAD Nairobi, which he did in 1976.
TRIAD Nairobi had been going through a difficult period as both Amyas and Graham had virtually retired from practicing in the early 1970s and had left Harry Averley, a planner, who had led in the Diani Study, in charge.
When David took over he brought stability to the practice and presided over a period of sustained growth in Kenya and the region stretching for over 16 years. Carrying on the tradition of Amyas and Graham, David set the practice on a strong path of professionalism and design excellence, which has been maintained to this day. David retired in 1992 but continued on as a consultant, until the year 2003.

The 4th Avenue Towers

Church Commissioners for Kenya Car Park Silo
Church Commissioners for Kenya commissioned Triad to design a commercial car parking silo to accommodate 500 vehicles on their property on Bishops Road, Hill Area in order to alleviate parking problems experienced in the area. The site is bordered by ACK Guest House and Bishops Garden Towers.
The building consists of nine levels of car parking with the 10th floor consisting of spacious partitioned conference halls which can be opened up into one large conference hall, and is serviced by two passenger lifts.
The building is constructed of reinforced concrete with natural brick cladding to match the adjacent Bishops Garden Towers. It is fitted with modern fire-fighting equipment and fire alarms linked to the local police station and the Fire Department.

Yaya Centre ADLIFE Plaza
Located along Ring Road Kilimani, opposite Yaya Centre ADLIFE Plaza rises 7 floors to provides a successful lifestyle experience to both occupants and their customers.

The AEA Plaza
Built along Valley Road, Nairobi, The AEA Plaza is a 10-Storey Office building with eloquent, bold, and brightly painted facades. The Association of Evangelicals in Africa (AEA) tasked Triad Architects with the brief to design an office building to serve as their Africa Head-quarters as well as grow their cashflow, through leasing of space to sister organizations and the general public.
AEA Plaza provides 650 square meters of lettable area on each of its 10 floors. The Floors are characterized by picturesque views of the Nairobi City below. Moreover, the building stands alone in the premises, free from surrounding buildings, shadows, or obstacles. This gives the building an advantage of enjoying natural lighting and ventilation.
Completed in 2019, it provides 100 outdoor car parking slots, a backup generator, firefighting systems, rainwater & council water storage tanks and 2No. modern lifts that are automatically linked to the fire evacuation system.
The building takes advantage of its natural site, with the floor to ceiling curtain walling windows creating a subtle transition from the outside to the inside on the lower floors making users one with nature.

Al Jamea Campus
Al Jamea Campus was designed by Triad Architects, Nairobi, in collaboration with FXFowle Architects, New York. The Campus comprises a number of interconnected building spread over a site approximately 350m by 150m. The buildings are organized on an axis about a sacred core. The master plan demonstrates a respect for hierarchy on a public to private gradient with the more public areas, the sacred buildings, forming the inner core enveloped by the auditorium, the dining hall, the library and the Iwaan. The classrooms then form the intermediary spaces and a buffer space to the more private students’ residences.
Green open spaces are incorporated by providing courtyards to all the buildings. These courtyards are interconnected on grade by walkways that spray from the central core. A covered walkway connected to all the buildings is also provided on the first floor level in respect of the shoeless users. Its elevation and cover will ensure that a clean and dry walkway is available in all weather conditions.
Green building design strategies are incorporated. The buildings are predominantly rectangular, with a North-South orientation and natural lighting and ventilation is provided for throughout the campus. Provision is made for rain water harvesting, solar energy use and grey water treatment and use of locally available and appropriate materials.
Vehicular circulation is limited to the periphery of the site forming an access ring around the campus, with appropriate car parking provided.

Arboretum Square
Arboretum Square is the largest mixed use development in Nairobi and is intended to be a centre point for business in the region.
The development will consist of a 170 key hotel and conference centre, two residential towers with a varied mix of 3 bedroom, 2 bedroom and one bedroom apartments, an office tower, a 30,000sq.m shopping mall approximately 2000 car parking spaces.
All these development components are fully intergraded and reserved, office, tents and hotel guests expected to have access to the complementing facilities.
Triad Architects were appointed by the client as the project Architects and Urban Designers after a design competition in mid-2014. Construction is expected to commence mid 2015.

ARCADE GARDENS APARTMENTS – NAIROBI
Triad Architects was appointed by ML Holdings to renovate 23 apartments. The apartments have 3 configurations: – Four bedroom (With attic), Three bedroom and three bedroom (with basement).
Public spaces include: -Swimming pool, gym, a management office, and guards’ rooms. Triad Architects’ aim was to modernize the spaces (by using finishes with a neutral palette in the interior, high end sanitary ware, kitchen appliances, energy efficient lighting, sliding folding doors and open kitchen. As for the exterior, Traids’ aim was to water-proof the basements and swimming pool area, Landscaping, modernize the building façade and parking area.

Barclays Bank – West End
Barclays Bank of Kenya leased space at West End Building along Waiyaki Way Nairobi for its new Headquarters Office with an area of approximately 5,544m².
Triad Architects were involved in the interior fit out that covered 8 floors. The fit out included design of a variety of offices and open plan spaces, a server room, bulk filing rooms, cafeteria, board room, as well as various sized meeting rooms.
Gypsum partitions were used for the general office partitions and masonry for server and bulk filing rooms. Raised floor plans and acoustic ceilings were used in all areas for convenient access for services and gypsum ceiling to create design features.
Several services were incorporated in the design such as specialized air conditioning, access control, building management systems, lighting with presence sensors, fire detection alarm and suppression systems in server and bulk filing rooms, uninterrupted power supply and generator systems. This project was completed in 6 months.

BARCLAYS BUSINESS SCHOOL
Triad Architects was appointed by Barclays Bank of Kenya in March 2015 to design and supervise the fit-out of a learning and development centre on first floor at Acacia building in Westlands office park.
The learning and development centre was to have meeting rooms, a big breakout area, bulkfilling room and flexible training rooms that can be converted to one big training room using the sliding folding partitions.
The construction had a tight timelines of 8 weeks. We are proud these timelines were met through weekly supervisions and regular inspections. Construction began in April 2015 and the site was handed over in June 2015.
The final produce was an ultra modern, high standard Barclays Business School.

Barclays Plaza
This project is a joint involment by Barclays and Unilever pension funds.. Car parking is provided on interlocking floors within the podium. Three levels of shops are designed into the ground floor and first floor of the podium, surrounding a top-lit atrium. There are 10 typical floors of 720 square metres.
The orientation of the building is so designed as to minimise afternoon sun penetration. The curtain wall detail allows for the unobtrusive installation of individual split air-conditioners. Triad worked closely with the project manager and property advisors in the development of the initial concept and financial viability of this project.

Bishops Garden Towers
Church Commissioners for Kenya commissioned Triad to design the latest of their investment projects on the Hill in Nairobi. The 8-storey office block has office floors of 700 square metres split into two wings of 350 square metres each. The building is served by three low speed lifts. Car parking at a rate of one space per 60 square metres has been provided in a ground level car park with provision for deck parking to be installed at a later date.
The project was handed over in January 1992. The building is clad in brick, with a hand-dressed stone podium. The roof is finished in clay tiles laid on a steel deck. On-site water storage and a standby generator are provided.

Britam Serviced Apartments
The client’s key business objective was to achieve the highest and best use of the land and maximise returns for its investors. It therefore proposed serviced apartments (1, 2 and 3 bedroomed), to a target market that included expatriates and diplomatic staff.
Considering this target market, the apartments had to have the highest standards in terms of design and quality to compete with other high quality apartments in any part of the world.
Three proposals were developed to fully address the client’s brief and highlight the different options of land which included the client’s preference of a low-rise building and the current plot ratio and potential of a high-rise development. The three proposals were the ‘Y’, the ‘courtyard’ and the ‘vista’.
Triad’s preferred option was the “Y” because it was a unique design option and a definite landmark for Nyangumi road and its Environs. Its form was derived from the desire to avoid the direct overlooking of the apartments into each other within the development as well as similar potential cases from potential neighbouring developments.

Britam Tower
This award-winning iconic landmark stands majestically in Upperhill, Nairobi with its prismatic shape that host a 63 meters spire at the top that defines the Nairobi skyline.
It was designed through a collaborative effort between GAPP Architects of South Africa and TRIAD Architects, as an investment of British American Insurance Company and is celebrated for its fascinating façade and functional design.
The building has won the following international awards, Emporis Skyscraper Award (2018) placing it as the best Skyscraper in Africa and at tenth position in the world.
Designed to give you a sense of highness, the tower is located off Hospital Road in Upper Hill Nairobi and roughly carries a total of 31,500 square metres of lettable space in its 32 floors. In addition, there is an adjacent car parking silo with 1000 slots and a data centre at the topmost floor. It combines unique architectural and engineering features which add to its spectacular character.
Completed in 2018, Britam tower offers a variety of shapes and sizes to its floors with picturesque sceneries of the city below. It is built to exceptionally relate with its environment by respecting the science of sustainability and energy efficiency. Britam tower has innovative engineering and well-considered geometry that puts it at the world’s spheres of marvelously crafted skyscrapers.

British Council Nairobi
British Council, who have a reputation for commissioning high quality architecture, appointed Squire and Partners of London and Triad Architects Nairobi to implement their new project in Nairobi in 2003.
The building is a showcase for British culture and as such high quality design and finish was paramount. Triad worked in collaboration with Squires to develop the design (Squire and Partners were the lead designers).
Triad administered the project locally and provided advice on local finishes, design standards, co-ordinated local consultants and provided contract administration during the construction period.
The site is located next to the British High Commission on Upper Hill and is a sensitive site, and security considerations were uppermost in the design process. The building is fitted with bomb blast resistant windows throughout. High quality health and safety standards were imposed on the contractor.
IT systems were installed to an extremely high specification, part of the British Council’s worldwide network, linking all their facilities. The contract value was $2 million and the project was completed in late 2004.

CBA – Upperhill
The concept layouts and designs were devoloped by the client’s brand consultant and had to be adapted to the site at the ground floor space of CBA Centre Upper Hill. Triad Architects were appointed to implement the refurbishment of the branch at Upper Hill in August 2013.
Inline with the new brand image of the bank, the existing branch needed to be upgraded to potray the adopted brand standards.
Construction began in February 2014 as a challenging phased project as the branch had to continue running. The first phase was completed in April 2014. The second and third phases commenced the last week of April 2014 and works were completed Mid June 2014.

CFC Centre
CFC Centre is the head office building in Nairobi for Credit Finance Corporation, a banking institution with interests in the insurance business as well. The development comprises five floors of office space totalling 6,000 square metres, an additional 2,000 square metres of auxiliary building and a car parking silo.
The building houses a commercial bank on the lower ground and mezzanine floor and the CFC Head Office with board room, ante room and meeting rooms on the first floor. The other floors are occupied by a wholly owned insurance company.
The site location fronts a busy highway (Chiromo Road), with vehicular access off the back road (Westlands Road).
The orientation of main facades is NE and SW, which necessitated a deep profile facade to cut out most of the sun penetration.
Each floor is approximately 800 square metres net, with the service core placed at one end providing a flexible floor for modern day open plan. Adequate provision has been made for computers, power, data cabling through provision of floor trunking. All floors have been provided with a sprinkler system for fire suppression. The building is naturally ventilated.

Clinical Officers School
Triad were commissioned by Swedish International Development Agency (SIDA) and Danish International Development Agency (DANIDA) as part of the Health and Population Programme in Kenya to design training schools for Enrolled Community Nurses, Clinical Officers and Hospital Maintenance Engineers.
The project covered four sites in Mombasa, Embu, Kilifi and Meru. This information sheet illustrates the Hospital Maintenance Engineers School at Kilifi and Clinical Officers School at Mombasa.
Triad developed type designs for the projects and implemented the four projects concurrently. Emphasis was laid on ease of maintenance and clay projects were selected for their durability. The schools were constructed under four separate contracts which were administered simultaneously and the programme was carried out on time and within the budget.
The facilities designed include students accommodation, catering facilities, classrooms, libraries, laboratories, training workshops (metal work, hospital equipment, plumbing, carpentry and electrical). Housing for teaching and administrative staff was constructed for each project, and each site was landscaped. All hot water requirements were provided by the use of solar heating systems.

COCA-COLA EAST & CENTRAL AFRICA HEAD OFFICE
In 2006 The Coca-Cola Company Ltd made a decision to build their regional East & Central Africa Office Headquarters in the Upper Hill area of Nairobi. This head offi ce is the headquarters of their operations in 27 African countries. Following an architectural design competition in late 2007, GAPP Architects & Urban Designers of South Africa, in association with Triad Architects, were appointed the Project Architects.
The resultant building, completed in August 2008 within a construction period of 13 months, is a landmark in the city of Nairobi.
The new Coca-Cola Regional Headquarters building concept was derived from the Coca-Cola brand ribbon and boasts of many features that make it a truly unique building that is both refreshing and inspiring. The building boasts of many “Green” features that include solar heating, rain water harvesting, power conservation devices and a green roof garden that acts as a recreation area and ensures that there is minimal heat gain in a large portion of the building through the roof top.
The new building has state-of-the-art IT, audio visual and security systems that together with all the other building systems are managed through a building management system (BMS). Apart from offi ces, the building has a large auditorium

Corner House
Corner House is located in the heart of Nairobi’s city centre at the junction of Mama Ngina Street and Kimathi Street. The development consists of three levels of basement parking, four podium floors containing shops, a restaurant and offices, fifteen office floors, a penthouse and caretaker’s flat on the roof.
A V-shaped tower block, with its apex set diagonally across the meeting point of Mama Ngina and Kimathi Streets, was considered the most suitable architectural form for this site. The first four floors form a podium which is recessed behind the tower at the apex to form a public plaza with a fountain, trees, flags and a sunken seating area creating a focal point around the main entrance.
Throughout the building a combination of reflective glass screen and louvres has been used to cut out sun penetration. There are four high-speed lifts, two of which serve the basement.

Cross Roads
Crossroads, a comprehensive estate development, carried out in 1980’s was developed by Triad Architects working for the main developer, Applecross Trust.
25 homes were built on flat and sloping red soil plots, and a variety of plans were developed to suit the terrain.
The houses were constructed for the sale market, and roads and infrastructure were developed for adopting by Nairobi City Council.

Deloitte Place
Built for the longest established professional accountancy firm, DELOITTE Place serves as the headquarters of Deloitte Kenya. Deloitte Place consists of a consists of a modern office block located at the junction of Waiyaki Way and Musa Gitau road, Nairobi.
The building is environmentally friendly capitalizing on natural lighting. The three circulation cores on each corner of the triangular footprint anchor the building giving it a strong image in line with the Deloitte brand.
The five-storey Deloitte Place consists of over 3000 sq. m office space on three levels and two car parking levels. The first floor has a cultivated landscaped terrace, with a water feature, suitable for outdoor activities and on to which the staff dining facilities overlook.
A total of 121 car parking bays are available for staff and a further 25 car parking bays for visitors.
Construction commenced in September 2008 and the project was completed in February 2010.

Diani Reef Hotel
The Diani Reef Hotel is set on a high coral cliff overlooking one of the most beautiful white sand beaches in Kenya, 20 km south of Mombasa.
The developers required a deluxe hotel that would offer a wider range of facilities and be altogether more sophisticated than the average coast hotel. This brief, and the inspiration of the beautiful topography, have resulted in a grander, more formal building eminently distinguishable from the prevalent makutistyle hotels of the area. The design has a coordinating theme of white Swahili-style arched openings set off by red clay grills and dark mvuli screens. The hotel entrance, public rooms and shops are focused around a magnificent baobab tree in an open sixsided court. The dining room, cocktail bar and conference rooms all command dramatic views across the coral cliff to the Indian Ocean.
The swimming pool, with its coral island, has a ‘floating bar’ set in it and generous sunbathing terraces which lead directly to the beach through a coconut grove at the foot of the cliff. East African Standby Brigade
Under the IGAD Agreement the East African Standby Brigade has been established with the Planning Element (PLAN ELM) being hosted by the Kenya Government in Nairobi. The British Government have assisted the Kenya Army by funding the construction of the Planning Element Headquarters at Karen in Nairobi.
Triad were commissioned by the British Peace Support Team to undertake the design and management of the project which included extensive investigations into facilities elsewhere in the world and Triad designed the Planning Element including the relocation of the Motor Transport Section for the DSC, detailed and arranged the equipment of the project, which was delivered in June 2005. The project was constructed in twenty weeks and was handed over fully equipped, with office furniture and computer systems in place. Triad also managed training functions for the computer system.
The project provides accommodation for some fifty officers and senior NCOs with capacity to expand the staff complement during exercises and when the Planning Element becomes fully operational.

Garba Tula School
Triad designed and supervised the construction of the original and subsequent phases of this project which was funded by the German Protestant Agency (EZE). The school consists of a single stream primary school, with associated dormitories, dining and kitchens, special classrooms and staff housing. The project was built in an isolated area of Northern Kenya. The project has a resident population dependant on its own services in excess of 1000 people and full power generating, water treatment and effluent processing plants have been installed.
Particular attention was paid to the environmental design. The altitude of Garba Tula is 2000 and the climate is hot. Cross ventilation and a solar roof system have been successfully combined to produce buildings which are cool and pleasant to work in.

The GTC Residential complex comprises of 4-towers built as apartment blocks with a range of units from 1-bedroomeds, 2-bedrooms to 3-bedrooms and 4-bedroomed. These serviced luxurious apartments will provide residence to fortune 500 companies corporate and business leaders in the world. The apartments rise from between 28 and 31floors above ground in the four blocks and offer spectacular views to Nairobi’s Central Business District from the vantage point where the establishment sits.
The centre has a mall that sits in the podium of the western wing of the GTC Centre facing Chiromo lane. It is designed to provide various activities and sectors to serve the GTC Centre users. The mall is developed at the heart of the complex offering visual continuity and special correlation with the other developments of the GTC Centre through a glass façade.
On the eastern end facing Westlands Rd is a 143 metres high hotel house the newest five-star hotel branded JW Marriott. The hotel offers 317 guestrooms and 51 serviced apartments, an 800 sq. m Grand Ballroom and 7 conference rooms.
On the facing Waiyaki Way, an office block rises 42 floors becoming the highest office block in Nairobi City with spectacular views of the city and the surrounding.

ICRAF Master Plan
ICRAF’s original headquarters designed by Triad in association with White of Sweden, was located on a 2-hectare site. Triad identified extra land to expand the Centre and prepared a Master Plan to facilitate fund-raising. During the fund-raising process Triad prepared detailed analyses of space requirements, collected data on requirements for different laboratories for scientists, facilitated meetings to discuss the composition of the different elements on the site and prepared alternative plans for the Centre.
This process, over a period of two years, resulted in a confirmed Master Plan which was funded by the governments of Germany, Japan and Kenya.

International Mine Action Training Centre
The IMATC was constructed at Embakasi, Nairobi to provide training in de-mining skills and peace support training to the East African region. The project was funded by the British Government. The Centre consists of teaching, administration and accommodation facilities, as well as extensive training areas. The 400-hectare green field site was developed with a full range of infrastructure, including roads, security fencing, power distribution, water supply and sewage disposal.
100 students will be trained in short courses of two to three weeks duration, and accommodation has been designed for support staff and directing staff, bringing the complement of personnel on site up to 250 people. In addition to lecture halls, classrooms and seminar rooms, indoor and outdoor training areas have been designed for route clearance, demolition, manual mine detection and mechanical clearance. Full messing and welfare accommodation has been designed. The project construction commenced in June 2004 and was managed under a fast track contract for delivery in February 2005. The value of the project, including furniture, fittings and equipment, was KSh 500 million.
Triad were acting as design team leaders, project managers, interior designers and procurement managers and delivered the project on a “turn key” basis, fully furnished and equipped.

Isiolo District Hospital
A British contribution to Kenya’s health services was the commitment of over 3 million pounds to build and equip a new district hospital at lsiolo. This modern hospital, fully equipped to serve a fast-growing town and with the needs of vast areas of northeastern Kenya in mind, was completed in early 1989. As well as the hospital and its equipment Britain also provided specialised training for some hospital personnel and support to the maintenance department to help with the smooth running of the hospital’s equipment.
Triad Architects managed the project from the initial study to completion, having assembled a multi-disciplinary team of architects, health planners, equipment specialists, engineers, quantity surveyors and landscape architects. The design and management philosophy was one of ‘appropriate solutions’.
The project was constructed on a green field site and consists of a160 bed hospital with out-patients facilities, operating theatres and diagnostic departments, housing, water supply, roads, and full landscaping of the site.
The latter item was of particular importance, to create a pleasant micro climate on the site. The whole of the hospital’s hot water requirements are provided by solar heating.

Kenya Anti-Corruption Commission Headquarters
The proposed KACC Headquarters complex consists of a 3-storey office building with a 2-storey annex, both located above a semi basement car park. The annex houses an auditorium and canteen. Two other out buildings are provided, a guardhouse cum security building near the gate and a service rooms building.
The office building and annex are separate buildings, but linked through covered walkways and landscaped gardens. This allows use of the auditorium and canteen independent of the office buildings, so that they do not interfere with the day to day operations of the offices.
The buildings are predominantly rectangular, with landscaped courtyards. The office building has a large central court that will form the focal point of the office part of the development.
Parking has been provided for 300 cars of which 179 will be in a sub-basement. Construction is anticipated to commence in early 2011 and be complete in June 2010.

Kenya Commercial Bank LTD – Kipande House
Triad Architects were commissioned by Kenya Commercial Bank to undertake the complete replanning and internal refurbishment of their Kipande House branch as their model for their new image.
The project consisted of creating a larger Banking Hall, ATMs lobby, staff working areas and new cashier counters using modern building materials to create their new image and good Customer Care services.
All the works were carried out whilst the Bank was operational, with minimal disruption to the day to day running of the Bank.
Triad are presently in the process of fitting out other branches using Kipande House as the branding branch.

KENYA MORTGAGE REFINANCE COMPANY
Kenya Mortgage Refinance Company leased space at UAP OLD Mutual Tower 27thfloor an area of approximately 707 sq. Triad Architects were involved in the interior fit-out of KMRC offices. The works included the design and execution of executive wing offices that had the C.E.O, chairperson, and boardroom.
Open-plan spaces, server room, mother’s room, breakout area, store, and meeting rooms. Gypsum and glazed partitions were used for the walls while ceilings had gypsum bulkheads, acoustic ceilings panels, and timbers slats. Floor finishes were mainly carpet tiles, vinyl flooring for open plan spaces, and porcelain wood look tiles for high traffic areas. Several services were incorporated in the design such as air conditioning, access control, lighting with presence sensors, fire detection, alarm, and fire suppression system.
This project was completed in 13 weeks period i.e. from 17th March 2020 to 16th June 2020.

Kenya Utalii Hotel
Kenya Utalii College commissioned Triad Architects to carry out the refurbishment of the 57 No hotel rooms and corridors as well as waterproofing the flat roof of the hotel.
The project involved upgrading the room standard finishes to 5-star quality. In order to upgrade the rooms, we incorporated balconies to create slightly larger rooms.
The bathrooms received new fittings and fixtures as well as new tiling to the walls and floor. This is a fast tracked refurbishment that took 6 months to complete.

Kenya Women’s & Children Wellness Centre
Triad Architects in collaboration with Perkins and Will Architects were contracted by the Jordan Foundation, an International Donor, to undertake the design of the Kenya Women and Children Wellness Centre, to be located on the Northern bypass, Ruaraka. The First Phase of the project will consist of a Gender Violence and Recovery Centre, Accommodation Blocks and an Education Institution.
The Second Phase will consist of a 200-bed capacity fully operational modern hospital. The design responds to the key site challenges with all the blocks on a North-South orientation to reduce direct solar heat gain and the linear blocks layout along the slope contours with bridges linking all the blocks being a response to the slope of the site. The blocks are interspersed by well-designed open break out spaces; a healing by design intervention. The construction of the First Phase is planned to commence in the last quarter of 2012.

Kenyatta University And Moi University Library
Triad Architects were awarded this contract under an ODA (British Government) funded project. Triad headed a multi-disciplinary team which included Educational Planners and Engineers. Initially an education plan was developed in consultation with the University administration and faculties, taking into account the National Plan for University Development.
The architectural and engineering investigation comprised the preparation of a complete inventory of the university’s existing buildings and infrastructure. The out-turn from the Education Plan established a growth sequence for the University in faculties, students and staff facilities and from this a phased Master Plan was prepared. The project was carried out over a period of two years and involved extensive consultations with the University authorities.

KERICHO CATHOLIC CATHEDRAL
The 1200 seater Cathedral is designed to achieve the primary objective of building a Roman Catholic cathedral of lasting quality, beauty and functionality, devoted to serving the present and future needs of the Diocese o f Kericho .
The cathedral provides a distinctive landmark for the locale rooted in the African vernacular of construction and material while creating an intimate and direct physical and visual connection between the congregation and the altar.
The design is centred around the formation of one ascending vaulted volume under one big roof. This enormous room is expressed by its massive concrete arches on to which sits a great inclined roof which will become an unmistakable form in the rolling panorama of Kericho hills and valleys.

Komarock Phase 2 Housing Estate
In 1991 Triad Architects were commissioned by the Kenya Building Society for the development of Phase II of their housing estate in Komarock Estate in Kayole area.
The brief called for development of medium income houses for sale to the general public. Following investigations, the site of 8.1 hectares was sub-divided into 394 plots and house types of two, three and four bedroomed units were developed, including roads, sewers and all infrastructure. After various studies a ration of 7% for 4 bedroomed, 23% for 3 bedroomed and 70% for 2 bedroomed was arrived at. Also inculded were 14 number shop/flat units. The overall density of housing units was 43.4 units per hectare.
The site was developed on the concept of cluster of houses round a common open space. This provided a secure cluster consisting of 60 units on average.
The construction was carried out by two contractors on a 7-phase rolling construction and was successfully completed for sale in 1994.

KPA BANDARI VILLAS
KPA Pension Scheme invited tenders seeking consortiums to team up with in order to develop and sell houses on their 11acre property in South C, Nairobi.
Triad Architects in a consortium with other firms, successfully tendered for the project and entered into an agreement with KPA Pension Scheme to develop the KSh.600 million housing estate. In the venture, the pension scheme contributed land as its equity, while the Triad/Pinnacle consortium were responsible for designing, construction, financing and subsequently selling the houses.
The scheme consists of 135 units with a built up area of 157 square metres each, on a 9 X 26m plot. The villas are designed for families with proximity to school, shopping center, community facilities and the town centre being an added advantage.

KQ – Refurbishment of IT Staff Block
In 2007 Triad Architects were commissioned by Kenya Airways Limited to refurbish their existing IT staff Block B of the Headquarter campus into an open plan offi ce. The Block houses offi ces for the directors, outstation department, IS operations and development, E-Ticketing among others.
The project involves very specialized installations and interior fi tout within the working environment that entailed; demolitions, air conditioning & mechanical ducts, data system and computer installations etc.
The offi ce is painted in KQ grey, KQ red duotone colours. The glazed partitions are installed to create visual continuity while maintaining privacy and giving an ambience of a spacious working environment.

The Lea Brothers & Blakeman development is set on a 25 acres site in Loresho, Nairobi. The site is approximately 10 Kilometers from the Nairobi City Centre and 5 Kilometers from the Westlands Business District.
The project consists of development of an urban office park a medium size commercial shopping centre, a budget hotel and a residential apartments complex.

Longonot Place
The concept of the Longonot Place development grew out of the success of the adjacent Norfolk Towers project for the same clients, which was the first scheme to plan deluxe apartments into an integrated scheme with offices in downtown Nairobi. High-income tenants are attracted to this form of development for a variety of reasons; good physical security, a high degree of service with a resident manager, attractive gardens and a swimming pool, adjacent hotel and entertainment facilities, good and guaranteed parking, and travelling convenience to the city, etc.
The site of 1.75 acres adjoins the Norfolk Hotel and is of a triangular shape with a natural cross-fall down to Kijabe Street of about 7m from the main entrance in Harry Thuku Road. The scheme consists of 68 flats with a variety of accommodation from 1-bedroom units, a majority with 3 bedrooms and 2 bathrooms (either in flats or 2-storey duplex form), and 2 deluxe penthouse apartments. The offices and shops are planned on the Kijabe Street frontage and provide 1,550 sq. metres of shops and 6,270sq. metres of offices, with 2 parking levels for the flats built into the office building with their access off the deck level, built at the higher level off Harry Thuku Road. The brick facing was used to give a high quality appearance and a maintenance-free finish in sympathy with the neighbouring Norfolk Hotel.

Pan Africa Insurance Holding Ltd is a Kenya-based international public company dealing with long term insurance, investment general property business and property development.
They own a 72-acre parcel of land in Runda and propose to do a residential development on 52 acres sub-divided into 82no. residential ½-acre plots, and set aside the rest for a commercial development.
They sought to recruit architects for the design and supervision of the same by competitive evaluation of proposals for the development.
Triad’s remarkable architectural proposal and impressive portfolio got them commissioned, jointly with another architect with an objective to providing a variety of houses with distinctly different characters.
The houses under development are up-market 4 & 5-bedroom family homes offering style, relaxation and outdoor living for Nairobi’s upcoming middle class. They range in size from 470 to 515sq.m offering all modern conveniences with environmentfriendly designs incorporating micro-generation technology to supplement their own energy demands/consumption.

Maki Apartments consist of forty high class apartments located off Ngong Road about four kilometres from the Nairobi city centre. The apartments vary in size and configuration to cater for different demands by the clientele market. They include two bed duplex units, two types of three bed duplex units, a two bed flat and three bed flat units.
All the units face an attractive landscaped courtyard that has a swimming pool and club house with a gym, sauna and steam bath facilities. Covered parking is provided in low level parking per residence.

Margaret Thatcher Library
Triad were commissioned to carry out studies for the feasibility of constructing university libraries in Kenya and following the successful negotiations with the Kenya Government, the British Government undertook to construct a new university library at Moi University.
Triad were appointed architects and project managers for this project. The consultants team included not only construction professionals but also librarians and equipment and furniture specialists. Triad were mandated to implement the whole project, including furnishing, fi tting IT systems and equipping the library, stocking it with books and managing training programmes. Triad co-ordinated the design team whose team members were located not only in Kenya but also in UK, including librarians from Loughborough University, Ove Arup Engineers in London and the shelving and furniture consultants in Northampton.

MICROSOFT NAIROBI OFFICE
GLH Architects of South Africa in Association with Triad Architects were commissioned to design and supervise the fit-out of Microsoft East Africa Nairobi office located at the 8th floor of The Oval building in Westlands – Nairobi. The design creates an open plan office with a relaxed and interactive working environment incorporating game walls, chill-out zones, focus booths, phone booths, breakout hub and meeting rooms.
The design employs simple colour tones and focuses on the rich Kenyan African Heritage by use of artifacts and murals depicting the culture specifically of Maasai. The offices are access controlled with limited access to staff members only. Triad Architects worked closely with the other consultants and managed a successful completion of the fit-out in June, 2017.

Mombasa Continental Resort
Mombasa Continental Resort is a 25 year old 5-star hotel at the North coast of Mombasa, about 20km north of the City of Mombasa. The hotel, originally the Inter Continental Hotel, has been closed for the last six years.
Triad Architects was commissioned to head a team of consultants to rehabilitate this hotel to its original standard. The hotel, with its 187 rooms which include two presidential suites, is centrally air conditioned and this posed a challenge in terms of the running cost of keeping the 4-storey lobby atrium air-conditioned. There are four kitchens supported by fourteen cold rooms, store and boiler rooms.
Extensive surveys were carried out and refurbishment work commenced. The existing casino and discotheque were rehabilited and provided with an external access for the public. A water sports centre has also be developed to complement the entertainment facilities provided by the hotel.

Mpata Club
Mpata Club is an exclusive tourist lodge in the Masai Mara Game Reserve of Kenya. The developer is a Japanese investor who commissioned Triad to work with his Japanese architect, Edward Suzuki.
Edward Suzuki’s responsibility was primarily to develop the concept and scheme design and Triad’s responsibility was to develop the scheme design, detail drawings and tender documentation through to site supervision and handover.
All engineering services were designed by local consultants under the direction of Triad. Interior design and furniture design were undertaken by a Japanese interior designer.
The lodge comprised the centre building and twenty cottages. The form is of a distinct character and style.Other facilities include a swimming pool, outdoor jacuzzis and in addition staff quarters, generators for power supply were provided for.

Muringa Place
Muringa apartments were designed by Triad Architects to capture the rising need of upmarket housing. Design considerations were laid to ensure the project became viable for the client and also takes the needs of the end user comfortably.
The total number of apartments developed are 16No. – 3 bedroom with DSQs and 4No. – 2 bedroom penthouses.

Muthaiga Country Club
Muthaiga Country Club is one of the oldest buildings in Nairobi, designed before the Great War. The building has been extended many times, but the character of the original architecture has been maintained. Triad have carried out major interior design and extension of the Club over the last few years, adding a new wing and morning room, refurbishing the Cocktail Bar, rehabilitating the entrance area of the club and creating a new private Members Dining Room amongst other projects which include the current refurbishment of the bedrooms.
The services provided by Triad include architecture and interior design (selection of furniture, fabrics, pictures, lighting and interior materials).

Nairobi Business Park
The Jockey Club of Kenya, owners of 400 acres of land on the Ngong Road between Nairobi and Karen, decided some time ago to diversify their land use by restructuring their land portfolio. Some 30 acres of land was sub- divided from the main block of land and transferred into the joint ownership of the Jockey Club of Kenya and CDC Capital Partners and the Nairobi Business Park Ltd was formed to develop the site, with the Jockey Club of Kenya retaining a shareholding in the development.
Various studies were undertaken to defi ne the type of development and an offi ce park was designed. The overall scheme envisaged some 30,000 square metres of lettable offi ce space, to be developed in phases to suit market conditions. Phase 1 of the overall development was completed in March 2003 and consists of three offi ce units amounting to 7,000 square metres of lettable space. Parkingis provided on site to a ratio of one parking bay per 25 square metres of usable offi ce space..
The offices are designed around a standard modular unit of a core and the two wings. The standard core element comprises WCs, reception area and circulation. The two wings vary in size from a minimum of 400 square metres to a maximum of 600 square metres per fl oor and the design permits flexible usage of this space..
A key element of the project was an effective site IT system using fi bre optic cables between the offi ces and linking through on site exchange to ground and satellite delivery portals.

Nairobi Hospice – Design Proposal
Triad prepared a competition design for the development of a new building for the Nairobi Hospice using ArchiCAD (a three dimensional architectural design package). The scheme consists of administration offices, clinical areas, a day centre, training facilities, libraries and a chapel.
The organic form of the project was dictated by the need for a building which was intimate and reached out to the user by employing single storey buildings surrounding courtyards. A priority in the design of the scheme was to create a caring environment that was welcoming and peaceful.

Nairobi Hospital – Catheterisation Lab
In 2007 Triad Architects were commissioned by the Nairobi Hospital to refurbish the existing Cathetherisation Laboratory, which Triad had designed some ten years previously. The original project was constructed to receive donated catheterisation equipment from the USA and was also designed to accommodate the CSSD on the second fl oor of the building.
The facility includes a refurbished theatre adjacent to a control room, staff changing facilities, 2-bed recovery area for patients as well as office space for the Centre’s staff. The consultancy included co-ordinating the electrical and electronic services and specialist installation of the equipment.
The theatre is painted a bright yellow with a contrasting grey floor using a self levelling epoxy screed. The use of the warm, inviting painted surfaces and mixed tone floors create peaceful spaces to facilitate patient comfort and a soothing environment.

Nairobi Hospital – Short Stay
The Nairobi Hospital commissioned Triad Architects to design a modern Short Stay Centre to be located on the fi rst fl oor above the existing Accident and Emergency unit as well as a ramp to link the Accident and Emergency unit to the laboratory facility.
The design of the Short Stay Centre involved the planning of an open reception area with an enclosed Executive Clinic. The reception area leads to two modern operating theatres, with state-of-the-art equipment, doctors consultation rooms, Male and Female recovery areas with an 18 bed capacity, Diagnostic and Therapeutic endoscopy rooms, dental facilities as well as a highly specialized In-vitro fertilization centre.
The use of warm, painted colours on the walls and bright toned granite fl oors along the general corridor areas was aimed at creating an inviting and pleasant environment within the entire facility.
The theatres are painted in shades of cream with a contrasting light grey coloured fl oor of self levelling epoxy screed. The warm colours on the wall surfaces create soothing spaces to enhance the recovery of patients.
The ramp design was based on a curvature formation leading from the Accident and Emergency Centre to the laboratories centre. The walling is consistent, using bush hammered stone to match that of the existing facilities. In maintaining the theme of consistency with the existing environment, the fl oors to the ramp have been laid using bright coloured granite fl ooring with flamed strips to match the corridors within the hospital.

Nairobi Hospital – South Wing
Triad Architects were commissioned to design a private wing of 36 en-suite rooms at the Nairobi Hospital. The three-storey building, with parking facilities for 68 cars, links to the Mia Carberry wing of the hospital on the first floor.
The concept of the building was based on creating private rooms to match a homely as well as hotel-like environment for the comfort of patients. The new building has been designed to blend in with the existing hospital building where natural bush-hammered stone was used as external walling to match various existing facilities within the hospital.
Each floor accommodates a reception area, centralised nurses station bordered by kitchen and storage facilities and twelve ensuite rooms, each fitted with the latest decor and bunker seats with storage spaces below.
The rooms are designated in three quarters on each floor, with each quarter of rooms defined by a different colour theme on the walls. The bathrooms are fitted with modern granite tops, bathtub and shower facilities as well as disabled user. Curved balconies to the rooms create a good backdrop to the building facades.
Each floor level within the South Wing corresponds to floor levels on the ramp, which in turn lead to various floor levels of the Maia Carberry building.
The South Wing is patient friendly and has a peaceful atmosphere to accelerate recovery.

National Industrial Credit
This four-storey office block which was completed in July 1992 was designed for an institutional client as part of their investment portfolio. NIC are a finance house and apart from providing them with a core asset NIC required a financially viable building to finance borrowing for the project. The area of the building is 3750 square metres, with office wings of 500 square metres. The car parking is provided in a silo behind the office building. The building is designed for future extension to eight storeys. The external finish is washed terrazzo and concrete tile roof. The building has its own standby generator, borehole and enlarged water storage.
Triad have also provided interior design services to all the tenants in the building, including two banks, the Barclays Card Centre, NIC’s main offices, and various departments of Barclays Bank of Kenya country wide operations.

National Malaria & National AIDS/STD Control Programmes
These are two projects, designed for the Government of Kenya and funded by the Department for International Development of the British Government, are part of an on-going programme to support and reinforce Primary Health Care in Kenya. The two buildings, on adjoining sites, house offices and meeting rooms. The NASCOP building is the result of a sensitive conversion of a 1920 disused laboratory.
The original single storey building was extended to two storeys and the original roof including its characteristic jack roof was reconstructed.
The Malaria Control Programme building is an entirely new building designed on a tight site and houses offices, a laboratory and a substantial conference room. The project was designed and constructed within a period of ten months, and was handed over to the Ministry of Health in July 2000.

National Museums of Kenya
Triad Architects were appointed under a European Union funded program to prepare a detailed Master Plan for the development of the National Museums of Kenya, Nairobi Museum. The project involved the rehabilitation of the existing Museum, conversion of the redundant spaces to galleries and the design of a new entrance, Visitors Centre and galleries.
The design planning problems of the site required an innovative approach to solve the problems of access and approach to the main building, problems which had remained unresolved since the site was first developed.
Triad co-ordinated a multi-disciplinary team, including overseas consultants, and fi nalised the pre-contract stage of the program in 2000, which included preparation of designs for all the buildings on the site and preparation of full tender documents.
The site-wide infrastructure system at the site including electrical, IT, and water systems were completely replaced. Triad managed the construction stages of the program under two separate concurrent building contracts over the period 2006-2007. The project was handed over on time and in budget.

Norfolk Towers
In 1976 TRIAD were commissioned by Kulia Investments Limited to explore the development potential of their important six-acre site near the Norfolk Hotel. This site is bounded by Harry Thuku Road, Kijabe Street and the Nairobi River.
Following investigations of the site, orientation, market and financing factors, a phased development was designed featuring the first luxury apartments to be built in central Nairobi with their own swimming pool and facilities and integrated with office development on the same site. It was decided not to develop the site to its maximum permissible density, but to design the project to a height limit of six-storeys with a stepped/staggered design for the 36 one-bedroom and studio flats and 36 three-bedroomed duplex apartments. This design form gives large balconies to all flats with covered parking underneath, and generous gardens and spaces between the buildings to create a pleasant human environment.
This development has proved a most successful mix, and has introduced to Nairobi the convenience of down-town flats with adjacent shopping, hotel and entertainment facilities, and, of course, nearness to work to reduce commuting time and costs. The first phase of apartments and offices was completed in 1978 and the second phase of office building was added in 1979. Future expansion is planned for both office buildings.

Northlands
Northlands New Town development is located in Kiambu County, Kenya, approximately 25 Kilometers from the Nairobi City Centre. The site for the development measures approximately 11,800 acres.
The proposed New Town development will consist of residential neighbourhoods, recreation facilities, a stadium, urban commercial centres, industrial estates, urban farms, schools, civic buildings and hotels. It is anticipated that when fully developed Northlands will house 270,000 residents. Northlands is planned with a central spine road that runs over 16 Kilometers long with urban nodes occurring at selected intervals. The development is divided into 6 precincts which will for the project phases.

Power Technics Factory
Power Technics commissioned Triad to construct a new facility for their Electric Mainboard Fabrication Department and assembly lines for light fittings. The facilities constructed also include a large warehousing facility, offices, training centres, show rooms and sales department. As a separate project on the site, offices and warehousing for a pharmaceutical division have also been constructed.
The project, constructed on a green field site, was finished to a high standard using a great deal of imported material and furniture. Landscaping is also of the highest standard.

The development consists of a factory building in a six stories building, 2 stories office block and two sets of 3 No. big and small Silos.
The factory is located in Limuru town. It is a unique cereals processing factory with three manufucturing lines including cleaning of grains. The production capacity is about 7 tons per hour. Its is the first of its kind in the region.
The total project cost for the building work is Kshs.466Million and equipment have been imported and installed by BUHLER LTD.
The approval has been received from the County Government and NEMA licence is in place to enable construction.

Professor Nelson Awori Center
Professor Nelson Awori Centre is an ultra-modern complex located in the Upper Hill area of Nairobi on Ralph Bunche Road. This office complex is ideal for professionals looking for consulting offices to purchase either for their own use or as an investment. The development shares a boundary with Nairobi Hospital and it is intended that it will be linked directly to the hospital, therefore bringing the facilities that this leading hospital offers to the doorstep of this development. It is targeted for use by doctors, but is also ideal for lawyers, architects and other professionals.
The development houses 48 office suites ranging in size from 474.90 square feet to 1,087.30 square feet. Larger units are also available. Each of the offices has a private fitted bathroom. The suites come ready with plumbing and drainage services necessary to fit any additional sanitary fittings that may be required by the tenants.
A total of 97 car parking bays are available for purchase or renting by the suite owners.
Construction commenced in January 2009 and the project was completed in May 2010.

Rapid Kate Services
The project consist of 11 No. Warehouses and a Three Storey office block approximately 3000 Square Meters for the management of Rapid Kate operations.
The warehouses are located along Mombasa Road near the Airport Junction. The warehouses are partly used by the client for logistic purposes which include handling goods in transit and the other warehouses are used for rental purposes.
The development is served by a 30 meter wide spine road which enables trucks manoeuvarability while handling cargo.
In handling waste water, we installed an onsite sewer handling system which allows re-use of about 60% of the waste water for toilets and cleaning to ensure economy in the use of borehole water.
The total project cost for the building work was 320 Million. The project was completed November, 2011 and an Occupation Permit obtained.

Ridgeways Residences
Ridgeways residences is a proposed 102 acre housing scheme that captures the aspirations of the young and upwardly mobile individuals.
The project consists of 700 houses, a club house, a day care and primary school and boutique offices. The design was geared towards creating integration of the community through activities reflected in the design emphasis of shared green spaces.
Triad Architects were commissioned to develop the masterplan that would make the most utility of the land and create an identity for the residents of the proposed gated community.

Safaricom Customer Experience Center
Triad Architects were commissioned by Safaricom Ltd. to carry out the roll out of the refurbishment of their retail and care centers in February, 2007.
In April, 2011, the new look customer experience center was born and Triad Architects were at the fore front of the designs. The shop design is based on the customer’s journey in experiencing secured live gadgets on display from the point of entry to the final service required.
The design employs real time and live experience of the products on display, where sales and customer service team engages customers on walk-in sales queries, technical support and also focuses on branding and one-on-one contact with the customers.
Triad Architects worked closely with the client and other consultant’s for the successful completion of the retail centre and officially opened up to the public by Safaricom C.E.O.

SAFARICOM SHOPS
Triad Architects was commissioned by Safaricom Ltd in February of 2007 to carry out the roll out refurbishment of their Retail and Care Centres.
These Centres are designed to provide one stop retail and customer care service. Similar designs are roll out to the customer care centres around the country. The general shop space size is 2000 square feet on average. The shop design is based on the customer journey from point of entry to fi nal service required.
The design employs simple color tones and focuses on branding and one on one contact with the customer. Triad Architects is working closely with the project manager and client along with other consultants for a successful completion and roll out of the centres.

Sasini Gulmarg Estate
Located in Kiambu County, Kenya, Sasini Gulmarg Estate seats on a 403 piece of land. The clients vision was to create an integrated mixed use development consisting of Residential Housing Units, Retail, Hotels, Office Developments, Educational Facilities and Recreation areas.
The site for this proposed development is located 20 Kilometers from Nairobi Central Business district and 5 Kilometers from Kiambu Town. The development is approximately 11 Kilometres from Ruiri Town.
When completed the development will have 1,910 residential units with a resident population of 9,550 people. In addition the development will have a university with a student population of 5,415. The total resident and working population will be 30,000 people. The development will have 2 primary schools and 4 religious buildings. Others include
Office & Commercial Developments and a Hospital Facility. The vision developed has a Natural Green Space system of parks and river fronts of 74.28 acres or 18.4 % of the project site’s 403.6 acres. Our team was involved in establishing the most appropriate development mix in close consultation with a client appointed property consultant. Working with a team of civil engineers we were able to establish the bulk services demands for the development including their sources.
Change of use for the land from Agricultural to Comprehensive Mixed Use from Kiambu County has been applied for and is awaited after which the project will proceed to the next stage.

Severin Sea Lodge
Triad were commissioned by Severin Sea Lodge to carry out full refurbishment of one hundred rooms and construct new kitchens and conference facility in the centre of the hotel. This involved critical project management as the hotel was still in operation during refurbishment. An extremely tight budget was set.
Triad worked closely with the hotel project team to develop designs, select materials and control the construction process. A tight programme was essential to meet the tourist high season and Triad allocated staff to the site to ensure the contractor was not held up for lack of information and so that design decisions could be made quickly on site.
Project targets were achieved, cost targets were met and the hotel opened on time.

Signon cargo centre Import / export warehouse
Triad was commissioned to develop an Import, Export and Transshipment warehouse facility at the Siginon Freight site just outside the Cargo Section of Jomo
Kenyatta International Airport (JKIA). The development is ringed in the Cargo Section for security purposes. The development will have the following facilities:
IMPORT WAREHOUSE.
- Large enough to accommodate cargo for 2 No. Boeing 747 planes. Each plane can take 40 pallets thus a total accommodation of 80 pallets (total of racked and full pallet storage).
EXPORT WAREHOUSE.
- To house storage for Transit Pallets and goods. Transit pallets / goods will come in from the import warehouse side.
- Banking hall, Dangerous Goods Area (DGR), perishables section, special goods/equipment external storage area
OFFICES.
- Siginon offices for 30 staff (includes those in warehouses). This will include the facility manager’s office and offices for support staff.
- Server room, offices for 4 main airlines each with 10 staff and 5 smaller airlines with a maximum of 5 staff each.

STANDARD CHARTERED BANK – CHIROMO
Triad Architects was appointed by Standard Chartered Bank to implement the designs against their new looks bank branch standards in February, 2011.
The concept layouts and designs were developed by the client’s design hub in Hong Kong and had to be adapted to the site which the Bank’s new state of the art Headquarters sits.
The construction completion had a very tight timeline dictated by the official opening of the building in mid June, 2011. We are proud that these timelines were met, through weekly supervision meetings and regular inspections.
The final product was an ultra-modern state of the art banking environment delivered to the Bank’s new standard.

Teachers Service Commission HQ
Teachers Service Commission Headquarters building is an ultra-modern complex located in the Upper Hill area of Nairobi bordered by Kilimanjaro Road to the north and Mara Road to the west.
The 20,000 sq metre building consists of a 3-storey podium which houses the public hall, meeting room and offices and a 7-storey tower which houses the offices, linked together by a single basement and open terraces. The office building has full back-up services in the form of generator and borehole water and is ready for internet connectivity.
The scope of works also included internal partitioning and furniture fit-out.

Telkom Kenya – Orange Offices
Telkom Kenya and Orange merged to create a new brand and image in the telecommunications industry.
They had their launch on Wednesday 17th September, 2008.
TRIAD were commissioned to refurbish 14 floors of their new HeadQuarters building at Telkom Plaza on Ralph Bunche Road. This project was achieved in a record time of 10 weeks a month before the launch.
The project involved the design of offices, cafeteria and driver’s lounge. The design concept required spaces that were refreshing, friendly,dynamic, straightforward and honest in line with their new brand values.
Offices are mainly open plan with meeting hubs and head of department offices on each floor 2 floors of meeting rooms were also provided.

TENWEK HOSPITAL – CARDIOTHORACIC CENTER
Triad Architects in collaboration with HFG Architecture of Kansas USA were commissioned to design the Cardiothoracic Center for Tenwek Mission Hospital. The 4-storey Building with (2) basements is an ultramodern 176-bed self-contained surgical center located 300m west of the main Tenwek Hospital campus. The building is composed of (2) blocks forming (2) wings connected by a central core with (3) hospital Lifts and a W-shaped ramp. Each wing has adequate provision of staircases for fire escape within a 30m running distance.
The hospital comprises of: (a) an out-patient center on ground level with examination rooms, a pharmacy, a lab, a blood bank, CT and X-ray machines on ground level (b) an endoscopy suite on 2nd floor with 4No. theatres, a 16-bed recovery room (c) a training center on 2nd floor with classrooms, a conference hall, and offices on 2nd floor (e) the heart surgery suite on 3rd floor with 6No. cardiothoracic theatres, 1No. hybrid theater, an 8-bed preoperative holding area and a 32-bed post anesthesia care center (f) the general wards accommodating 80No. beds distributed in the 4 No. floors.
The Patient wards have large floor to ceiling windows to provide adequate views to the undulating green hills beyond Tenwek valley. This also creates a pleasurable light atmosphere which enhances quick healing. Running through all floors is a chapel. It is defined by (2) thick curved concrete walls whose concept mimics a candle flame in the night when interior lights are on. This symbolizes the metaphor of Christ being the light of the world.

THE ARCH PLACE
The Arch Place is an 11-storey office block in Kilimani area that Triad was commissioned to do after winning a design completion.
The clients required a modern commercial development that responds to the site and the neighbourhood while maximize lettable area incorporating modern facilities. They further required adequate parking area incorporating disabled mobility, creative landscaping, and efficient disaster management facilities. The building also needed to incorporate Energy efficient technology.
The resultant building is an iconic 11,500sqm office block with 80% of gross area being lettable area, uniquely positioned on site to mitigate solar gains. The office block has a basement parking level with additional parking on ground and mezzanine floors accommodating 194 cars.

Times Tower
This 35 level building comprises an office tower, a banking hall and a multi-storey carpark.
The banking wing is a four-storey block with the offices and banking hall designed around a central atrium space. The carpark to the rear accommodates 350 cars and has direct access into the main building.
The office tower has been designed with a central lift core. The typical office floor area is 730 square metres. The curtain wall details to the tower have been designed to minimize solar heat gain.

UAP Tower
Located in Upperhill, Nairobi, UAP Tower rises 35 floors above ground, and has solid dichromatic facades that host a translucent pyramid at the top with a project mast that shoots to the sky.
The tower was designed, and construction supervised by BPM Architects International in collaboration with TRIAD for Old Mutual UAP Insurance LTD. Completed in 2015, the tower shelters office spaces that are leased out to corporates.
It provides 29000 sqm of office space and 824 car parking slots. It is an iconic landmark in Nairobi for its prominent height and solid walling.

Unga Feeds Limited
Unga Feeds Limited, the largest animal feeds manufacturer in East Africa, commissioned Triad to design their integrated animal feed plant at Nakuru.
Triad worked in association with Bhuller Miag and engineers Gordon Melvin and Partners, in a complicated co-ordinated exercise. The six storey mill, which has extensive basements containing raw material handling equipment, has over fifty storage bins within the reinforced concrete framework. Computerised controls allow the operators to mix an infinite range of different types of animal feeds. The project included large bag stores, bulk stores, railway and road transport reception and despatch facilities.

Unimix Processing Plant
Triad Architects were commissioned by Howard Humphreys, the team leader for the Unimix project at Athi River in 2004. Unimix wished to construct a mill to produce rations for various government, UN and NGO agencies for distribution to refugees and displaced persons, in the East African region.
The project consisted of a multi-storey computerized mill to prepare and formulate a range of different rations as ordered by the individual customers, various stores and bins for raw materials, and a warehouse for the finished product. The site included a small offi ce building and site works.
The project was constructed on a green fi eld side inside the EPZ at Athi River. The value of the project was $2 million at 2008 values and amounted to 8,000 square metres of production and storage space. The project was completed against a tight programme and on budget.
Other consultants involved were Howard Humphreys and Barker and Barton.

United Mall
United Millers Ltd, the milling giants of Kisumu and Western Kenya, diversified their operations to include real estate, and the United Mall is one such project, located on a 5-acre plot of land on the Kisumu-Kakamega highway.
Triad was commissioned to study the market requirements and submit proposals for a commercial shopping complex for an upcoming market such as Kisumu. Various studies were undertaken to arrive at the needs and requirements for such a shopping center. The result was 12,000 sq m of lettable shopping and entertainment space. The shopping center comprises of a 5000 sqm supermarket, two 150-seat cinemas, food courts, a gymnasium, two function rooms, forty shops measuring approximately 40 sq m each, 250 car parking spaces and a childrens’ playground. The mall is designed as a single block in the form of an island to accommodate all the functions amidst parking and landscaped courtyards at the front and rear, facing the highway and the road respectively and is surrounded by service roads on the sides.
The supermarket (the anchor tenant) is designed to form a link between two separate wings, each housing different activities. This ensures high pedestrian movement which acts as a commercial stimulant. The facility provides an attractive and popular commercial and recreational centre in the region and is greatly appreciated by residents and visitors alike.

Waterfront Gardens
Triad Architects were commissioned by Hewton Ltd (a subsidiary of Cooper Kenya Ltd) in mid-2004 to design and supervise the construction of 206 exclusive four-bedroom maisonnettes in 3 Phases on a 25 acre plot along Waiyaki Way in the Loresho area of Nairobi. A market and site sensitive approach was adopted, resulting in three house prototypes designed on a difficult steep site. The individual units were designed on house plots of 243m2, with resultant houses of 173m2, 184m2 and 194m2.
All the houses consist of four bedrooms with three bathrooms, a spacious lounge with adjacent dining room and a modern fitted kitchen. In addition all houses have self-contained domestic staff quarters.
Generous backyards are provided at the rear of each house, with a 2-car parking yard at the front.

Waterfront Gardens Qaribu Inn
Qaribu Inn is a 61 room low budget hotel with limited services. Qaribu Inn is located along Waiyaki Way in Loresho area of Nairobi. The Inn has a seminar room with capacity to hold 30
people, a dining area and terrace that holds 64 guests. There is also a bar area and ample parking. In addition the design includes a recreational dam, cabro paved driveways and parking, a boundary wall with electric fence and one access gate to improve security, landscaped gardens and a borehole. The dining terrace and rooms on the Northern side overlook a natural dam.

William Holden Wildlife Education Center
The Centre is located in an indigenous forest, on the banks of the Nanyuki River. The centre and its hostels are used by Wildlife Clubs for education camps. The design compliments and blends in with the forest. The scale of the buildings has been minimised and buildings have been sited to avoid cutting trees. Materials were selected for their sympathy with the environment. Local stone, gum poles, stone and tile floors have been used in the construction. Building form and orientation are dictated by the climate (strong sun and heavy rain) and the high altitude.
